Our management services include:

Accounting Services - We use a computerized accounting system which enables us to record and explain every transaction affecting the account balances of each property. All bills are paid and rent is collected and posted to their individual accounts. Reports are generated on a monthly basis and an annual basis in order to provide the income and expenses for each property as well as simplify the year end tax preparation.

Rent Collection - All rent is due on the 1st day of each month. If it is not received by the 1st, it is considered late. Late notices are sent and proceedings are initiated if the tenant does not make arrangements to pay rent plus late payments.

Leasing and Sales - We handle every aspect of leasing and sales including the preparation and negotiations of the proposals, offers, lease agreements and sales contracts. Prospective tenants are thoroughly screened to insure a good tenant base, therefore, keeping vacancies at a minimum. In the same respect, prospective buyers are screened to insure they are qualified buyers and able to perform the due diligence necessary to close the transaction in a timely manner. Good communication provides for a one on one relationship between tenant/landlord and buyer/seller.

Property Inspections - Routine property inspections are conducted for preventive maintenance purposes.

Repairs and Maintenance - Routine repair and maintenance is performed as needed and are attended to in a timely manner. For major repairs, estimates are obtained, tenants are notified and work is scheduled accordingly. All repairs and maintenance are fully documented and entered into a repair log for each property.
