DEVELOPMENT ROLE

Hupp Realty Advisors will act as the developer and point of contact for the day-to-day direction needed to ensure a quality and successful development. As the developer, Hupp Realty Advisors will undertake the following tasks to ensure the effective design, construction, and management of the facility.

PRE-CONSTRUCTION FUNCTIONS

Project Design:
Supervise the preparation of detailed plans and specifications that fully incorporate the Client's requirements.Satisfy itself that each design element has been fully checked and reviewed for maximum cost effectiveness and completeness.

Coordinate with designated representative(s) to ensure that the final layouts are most conducive to their needs.

Project Budget:
Direct and work closely with the architect, engineer and contractor to arrive at a construction cost to be incorporated into a guaranteed maximum price contract. Ensure that the budget is complete, encompassing all elements, both construction and other, to deliver a first class, completed project.

Ensure that the bidding is done in an aggressive manner to secure the best subcontractor pricing and delivery.

Project Scheduling:
Coordinate with contractor and all project consultants to ensure that the schedule will allow for the delivery of the project by the "target" delivery date.

Establish a reporting system designed to keep all parties informed on a current basis of construction progress as compared with the schedule.

Project Financing:
Hupp Realty Advisors, as developer/borrower, will negotiate the construction and permanent loan with the lender on the best possible terms and conditions available.

General Conditions:
Prior to the start of construction, Hupp Realty Advisors will take full responsibility in meeting all the requirements of all governmental bodies and secure all necessary permits. Procedures will be established to ensure ongoing compliance during construction.

Hupp Realty Advisors will ensure that it, the construction company, and all consultants carry necessary comprehensive liability, workmen's compensation, builder's risk and other coverages as are necessary to indemnify the owners and the project lender.

CONSTRUCTION FUNCTIONS
  • Establish a communications and reporting system between Hupp Realty Advisors, the general contractor and the architect.
  • See to it that all on-site personnel fully conform to established safety and job cleanliness requirements.
  • Oversee the day-to-day supervision of the project. The scope of this authority and responsibility will be made known to the supervising architect and engineers, the Project Manager of the general contractor and the job superintendent of all subcontractors.
  • Carefully review and approve all monthly draw requests submitted by the general contractor and others.
  • Carefully review and approve all change orders in advance of implementation after approval by architect.
  • Aggressively implement such on-site cost savings procedures as opportunities permit.
  • Generally act as the single point responsibility center, seeing to it that work flows smoothly, contractors and suppliers meet their schedules, and keep all parties informed.
LEASING FUNCTIONS
  • Hupp Realty Advisors will handle any available speculative space.
  • Hupp Realty Advisors will handle any space planning needs of the prospective Tenant(s).
  • Hupp Realty Advisors will direct the move in phase with respect to "punch list" items and overall coordination of the Tenant's occupancy.
THE MANAGEMENT FUNCTION
  • Hupp Realty Advisors will staff the completed development with appropriate maintenance and management personnel to ensure that the project retains its original integrity.
  • Rental payments and disbursements will be handled as well from this office.
  • Manage the completed project on a day-to-day basis.
